One-bedroom units in current public listings sit roughly around VND 5.4-7.3 billion; one listed 51.3 sq m unit on a low floor was advertised at US$208,000.

Two-bedroom asking prices vary considerably by unit, floor and source - roughly VND 8-13 billion in the listings we read, quoted before VAT and the maintenance fund.

The entry price sits well above many newer mass-market Da Nang projects, and the best views command a large premium.

Public listings across the project currently span roughly VND 3.4 billion to VND 19 billion, with studios and one-bedroom units at the bottom of that range and three-bedroom units at the top.

We could not confirm a per-bedroom price band from a source we trust, so this page does not publish one. Prices vary by tower, size, view, floor, payment structure, and whether the listing is primary or resale.

Main strength

More ways to enter the project than in a small boutique building.

Main downside

More inventory also means you need to compare the exact tower, unit, view, handover state and competing resale supply.

Main strength

The most distinct product of the three: branded hospitality on the My Khe beachfront.

Main downside

You are paying a large brand and location premium, and buying before the finished building can be inspected.

Before you fall in love with a unit, check these four things.

A project being marketed to foreigners does not mean every apartment in it is available to every foreign buyer today.

Under Vietnam's current Housing Law, eligible foreign individuals and organisations may generally own no more than 30% of the residential apartments in an apartment building.

For an eligible foreign individual, the ownership term may be agreed for up to 50 years from issuance of the ownership certificate, with the possibility of one extension for up to another 50 years under the applicable rules. Project, location and security restrictions also apply.

Do this before the deposit.

The asking price is not the number we'd compare.

Where we'd start with three different buyers

“I want to live in Da Nang this year.”

Start with The Filmore.

You can inspect the building, the apartment and the streets around it.

Then compare one Sun Symphony unit if the price difference is meaningful.

“I want the strongest choice around $150k-$300k.”

Start by checking exact foreign-buyer inventory at Sun Symphony and the resale market.

At this budget, the exact unit matters more than the project brochure.

“I want something distinctive on the beach and budget is secondary.”

Put Nobu on the list.

But compare the legal and ownership structure and the final purchase cost before you put a dollar value on the brand.

Four things we would not do

  1. Pay a deposit because an agent says "foreign quota available" in a message.
  2. Compare one developer's net price with another project's gross or all-in price.
  3. Choose a unit from rental-yield projections without checking current rents, realistic occupancy and the costs.
  4. Buy a view without checking what can still be built in front of it.

A beautiful render is not due diligence.

01 / The Filmore

The Filmore Da Nang

The one we'd inspect first if you want to buy something you can walk through today.

You can time the lift. Stand on the balcony. Hear the street. Walk the neighbourhood at night. See whether the river view is worth the premium.

On the record

  • Bach Dang Street, Binh Thuan ward, Hai Chau.
  • Reported at 206 apartments over 25 floors, which is small by Da Nang standards.
  • Handover is reported as 2024.
  • One-bedroom units reported at about 51 sq m; two-bedroom and larger layouts exist.
  • Current rental listings inside the building can be read and compared.

You pay a premium for a finished city-centre building. The question is whether this exact unit is worth it over the alternatives.

Sun Symphony Residence

The one we'd search hardest when unit selection and entry price matter.

More layouts, floors, views, phases and sellers mean larger differences between two apartments carrying the same project name.

That is good for a buyer who compares carefully. It is bad for a buyer who chooses from one broker's PDF.

On the record

  • Sun Group, on the Tran Hung Dao frontage on the Son Tra side of the Han River.
  • Reported at 1,313 apartments across three high-rise towers, plus low-rise shophouses and riverfront villas.
  • Apartment sizes reported from about 26 sq m to about 112 sq m, excluding penthouses.
  • Handover is reported during 2026, but sources disagree on the quarter. Confirm the date in the contract.

One thing we would inspect on site, in any Da Nang building

Da Nang floods. In late October 2025 the city declared a state of emergency over its transport infrastructure after days of heavy rain, with tens of thousands of households affected.

In any building here, look at basement access, drainage and what happens to the ground floor in a bad October. Ask the residents.

03 / Nobu Danang

Nobu Danang

The one where we'd separate the product from the brand premium.

Beachfront, an international brand and hotel services make Nobu the easiest of the three to want.

The harder question is financial: what is the exact unit worth to you after the brand premium is stripped out?

On the record

  • A reported 43-floor tower that also holds 200-plus hotel rooms and suites, a wellness floor, a rooftop bar and a Nobu restaurant.
  • Construction is ongoing as of September 2026. Handover has been reported as expected around early 2027 and must be reverified against the contract.
  • Unit sizes are reported from about 38 sq m to about 378 sq m.
  • A developer rental programme is offered. Read the contract terms, not the headline percentage.

One question before buying: would renting solve the same problem?

A few months of renting will tell you more about the neighbourhood, the traffic, the rain, the noise, the building management and beach against river than another week of property research.
